An 8,300-square-foot mansion just a stone’s throw from the legendary Merion Golf Club in Haverford has hit the market for $3.489 million.
The six-bedroom, nine-bathroom home off Ardmore Avenue sits in a coveted Main Line neighborhood on nearly 1.5 acres. It was built in 1999 with a recently added private guest wing, a spacious basement with a theater and walk-in wine cellar.
Although on the newer side compared to many Main Line estates, the home was custom-built with old world details. The current owners “went through the entire home and updated it cosmetically,” said listing agent Lisa Yakulis with Kurfiss Sotheby’s International Realty. They also added an additional bedroom, along with the guest wing that has one bedroom and a common space that can be used as another bedroom. Plans for an outdoor pool were outlined specifically for the property, but still need to go through a permitting process, Yakulis said.
The home was purchased under a limited liability company for $2.5 million in 2021, property records show.
“To find a package that provides something that is newer, this level of construction with the updates that this has, combined with the lot that can accommodate a pool, this is an unusual package and is highly sought after,” Yakulis said.
The home opens to a front-to-back foyer. A wood-paneled den and library space with a fireplace sits to the right, and a dining room to the left. The kitchen features dark wood cabinetry with tiled backsplashes and high-end appliances. A living room has soaring cathedral ceilings and a stone fireplace. From front to back, large windows line the first floor, and Yakulis says the natural light that permeates throughout the home is a major selling point.
Upstairs are five bedrooms with a primary suite that has a marble bathroom and two walk-in closets. The private attached guest unit has its own bathroom and common area.
Downstairs, an open layout features a full bar, a game area, a poker table and a separate theater room.
Outside, the home has two garage bays, one of which has room for a car lift, giving the property the capacity for six cars. The current owners also had the home gated and fenced, though Yakulis described the neighborhood as “quiet” and desirable for people moving in the area.
The property is a short walk to the second fairway of Merion, which will host the 2030, 2040 and 2050 U.S. Open Championships, along with the 2034 and 2046 U.S. Women’s Opens. The private club’s East Course ranks No. 6 on Golf Digest’s 2023-2024 list of “America’s 100 Greatest Golf Courses.” Merion, noted by Golf Digest as long being “considered the best course on the tightest acreage in America,” has previously hosted five U.S. Opens.
Yakulis said that for a Main Line home, it opens itself up to the “maximum buyer pool.” It can appeal to older and younger couples, out-of-town buyers and local relocations.
“We see both younger families with kids targeting this type of home because it has space for in-laws and au pairs,” Yakulis said. “A lot of empty-nester couples, they want spaces for their kids and grandkids. It’s a large home but not a complicated home to manage.”
